"Many Mold inspection companies only perform "Mold Testing". Mold testing should not be confused with a Mold Inspection. Mold testing refers to collecting air or surface samples which are analyzed by a laboratory, this procedure will only determine the mold spore count and spore identification. This process will not help determine what caused the problem, the source or the solution to it; but is very helpful when performed in conjunction with a full inspection."

Real Estate Mold Assessment (Inspection)

Lab analysis for Real Estate mold assessment normally identifies molds to the genus level.

If you need lab analysis reports that identify molds to the "species" level for your Real Estate contract requirements; please let your inspector know when you order the inspection.   Species identification for Real Estate mold assessment is unusual and expensive; requires either DNA analysis or a viable sample to be grown in a lab for several days.
